The real estate sector in Saudi Arabia and the Gulf is changing rapidly. Buyers and tenants now search, compare, and book property viewings from their phones before even contacting a real estate office. At the same time, regulatory authorities such as the General Real Estate Authority (REGA) have introduced a fully digital ecosystem for documenting contracts and rental transactions through platforms such as Ejar and Wafi for off-plan sales.
The result? Any real estate agency or developer without a strong digital presence — not just an informational website — risks losing a significant share of the market to competitors offering a platform where customers can search, compare, and book viewings themselves.
In this article, we explain what a professional real estate platform should include, how it differs from a traditional real estate website, and the most common mistakes that can cause digital real estate projects to fail.
Three major factors have changed the rules of the real estate industry:
Property search behavior has changed: The first step is now Google or a mobile app, not visiting a real estate office.
Government regulation has become digital: Rental contracts are documented through the Ejar network, while off-plan projects require licensing through Wafi, a platform operated under the General Real Estate Authority.
Competition is now about user experience, not just price: An agency that provides fast search, accurate filters, and online viewing reservations can earn a customer's trust before the customer even makes contact.

Many real estate agencies have websites, but not every website is a platform.
Feature | Informational Website | Complete Real Estate Platform |
|---|---|---|
Purpose | Display the agency's information and services | Enable visitors to search, filter, and interact directly |
Search | Basic property listings | Advanced filters such as price, area, location, and purpose |
Interaction | Standard contact form | Viewing reservations, favorites, and new-property notifications |
Management | Manual updates by the developer | Dashboards for agents and administrators to manage properties |
Scalability | Limited | Supports thousands of properties and multiple users efficiently |
If your business depends on a large number of properties or multiple agents, an informational website will not be enough, regardless of how attractive its design is.
Customers search based on specific criteria: property type, neighborhood, price range, area, and whether they want to buy or rent. Without fast and accurate filters, visitors may leave the website within seconds.
Showing a property's location on an interactive map saves time for both parties and reduces questions such as "Where exactly is it?" that can consume an agent's time.
Owners, agents, and administrators need different permissions: adding properties, managing viewing requests, and monitoring performance reports. Using one dashboard for every role can create administrative chaos as the platform grows.
Turning a property visit into an actual appointment without complicated steps is what separates a platform that generates sales from one that simply generates visits.
Any platform handling rental contracts or off-plan sales in Saudi Arabia should consider the requirements of the Ejar network and Wafi platform from the beginning, rather than treating them as an afterthought after launch.
Whether the transaction involves a booking fee or an initial payment, integrating a reliable payment gateway and electronic document management can increase the platform's credibility and provide a smoother customer experience.
The rule is simple: if users are expected to return to the platform frequently — to monitor new properties, receive price alerts, or manage their favorites — a mobile app can provide significant value through:
Instant notifications for properties matching the user's search criteria
A faster experience, especially for maps and property images
One-tap access instead of searching for the platform on Google every time
However, one point is important: building an app without a strong website is a common mistake. The website attracts visitors from Google search, while the app serves users who have decided to continue engaging with your platform.
Before working with any company, ask these specific questions:
Do they have real estate projects currently operating that you can see and test?
Do they consider Ejar and Wafi requirements from the design and planning stage?
Can the platform scale when the number of properties reaches thousands?
Do they provide technical support after launch, or does the relationship end with delivery?
A general software development company may build a visually appealing website, but a company specialized in real estate understands that search, filtering, and regulatory compliance are the core of the project — not secondary details.
Some of our documented projects in this field include:
Al-Suqoor Real Estate — https://alsqoor-realestate.sa: A platform for listing properties for sale and rent in Saudi Arabia, designed around a fast search experience and an administrative dashboard that makes it easier for agents to manage their properties independently.
Aqdi — https://aqdi.sa: An electronic rental contract documentation platform designed to serve property owners, tenants, and agents in completing contracts digitally instead of relying on traditional paperwork.
These are real projects, not just design concepts. You can visit them and see how they work in practice.

Ignoring regulatory compliance from the beginning: Adding Ejar or Wafi integration after launch can cost significantly more time and money than planning for it from the start.
Weak search and filters: If users cannot find what they are looking for within seconds, they will move to a competitor.
Not designing mobile-first: Most property searches happen on mobile devices, and a design that starts with desktop screens can result in a poor mobile experience.
No post-launch maintenance plan: A real estate platform requires continuous updates as the number of properties and users grows.
Copying competitors without real differentiation: Your customers need a reason to choose you, not another copy of a platform they have already seen.
There is no single fixed price that applies to every project. The main factors that determine development cost include:
Number of required features, such as search, maps, dashboards, and electronic payments
Fully custom development versus using a ready-made template
Whether a mobile application is required alongside the website
Number of external integrations, such as maps, payment gateways, and regulatory systems
Post-launch maintenance and support requirements
Investing in proper planning from the beginning can save you from rebuilding the entire platform a year later — something that is usually far more expensive than proper initial planning.
If you have an idea for a real estate platform or property website, want to develop an existing system, or need to update your current platform and integrate it with Ejar and Wafi requirements, the SubCode team is ready to understand your project and recommend the right solution based on our experience developing real estate platforms.

Not necessarily from day one. If your business relies on frequent user engagement — such as property tracking and notifications — a mobile app can provide significant value. Otherwise, a responsive website may be sufficient during the initial stage.
We take regulatory compliance requirements related to the Ejar network and Wafi platform into consideration during the planning stage, depending on the nature and requirements of each project.
The timeline varies depending on the number of features. A complete project consisting of a website and administrative dashboard naturally takes longer than a simple informational website. We define a clear timeline after understanding the project scope.
Yes. Support and continuous updates are an essential part of our service, not simply a delivery-and-disappear approach.
